When four of Santa's elves got sick, the trainee elves did not produce toys as fast as the regular ones and Santa began to feel the pre-Christmas pressure.

Then Mrs. Claus told Santa her mother was coming to visit, which stressed Santa even more.

When he went to harness the reindeer, he found that three of them were about to give birth and two others had jumped the fence and were out, Heaven knows where.

Then when he began to load the sleigh, one of the floorboards cracked, the toy bag fell to the ground and all the toys were scattered.

Frustrated, Santa went into the house for a cup of apple cider and a shot of rum. When he went to the cupboard, he discovered that the elves had drunk all the cider and hidden the liquor.

In his frustration he accidentally dropped the cider jug, and it broke into hundreds of little glass pieces all over the kitchen floor. He went to get the broom and found that the mice had eaten all the straw off the end of the broom.

Just then the doorbell rang, and an irritated Santa marched to the door, yanked it open, and there stood a little angel with a great big Christmas tree.

The angel said very cheerfully, "Merry Christmas, Santa. Isn't this a lovely day? I have a beautiful tree for you. Where would you like me to stick it?"

And so began the tradition of the little angel on top of the Christmas tree.

Here’s How to Make More Space in These 3
Places Today


You can put an end to cramming coats into closets, wedging glassware
into cabinets and jamming food containers into the fridge!
Solve your space issues by taking
a few quick minutes to make room now.
This is by no means a suggestion to re-organize all your
closets. It is also not an invitation to empty out all your
kitchen cabinets or even pull the food out of the fridge. There will be
time for that later, after the holidays when you are less busy.
Right now – we’re in crunch mode.
What I’m talking about is a quick (3 minutes or less) pare down of
three keys spaces. Ready?

1. Coat Closet
The time to realize you need more space in your coat closet is not when
your guest is slipping off his or her coat. Open the door to the coat
closet now and pull out a few things from w…a…y in the
back.
After you wiggle out a few items from the way back they can go directly
into a bag for donation is you find yourself asking:

“What is this?” or
“When did I get this?” or
“Where did this come from?”

Otherwise find them a new place to live in your home or relocate them
temporarily. Even if you have to take your coats out of the closet to get
your guest’s coats in you’ll be glad you did when you are able
to welcome your guest and offer to take their coat without directing them
to just ‘toss it on the bed.’

2. Glassware Cabinet
Seriously how many glasses do you need in that cabinet? A sure sign you
could use a quick pare down is if you risk an avalanche of tumblers, travel
mugs and wine glasses every time you open the cabinet door!
Take a moment now to move out the over-sized, plastic Margarita glasses
you bought to use in the summer (but never did.) Then make sure guest
appropriate glasses are front and center so you can direct a guest to grab
a glass if they need one. Plus it just makes it less dangerous for
anyone to open the cabinet.

3. Fridge Shelves
More food is coming. Make room today by tossing unidentified foods that
have a high probability of making you sick if you eat them. Check out StillTasty.com if you are unsure about food expiration
dates.
I like to use baskets on some shelves to group and contain specific
foods like all the fixings to make a sandwich. This makes it easier to pull
everything out at one.
This is also the ideal time to measure for width or height if you know
you have a specialty size dish you’ll have to fit into the fridge
like a deviled egg platter or two tiered trifle dessert. Adjust the
shelves accordingly now, not when you have 24 eggs slipping and sliding on
a platter.
That’s it! Sometimes it is the little things that
make the biggest impact. Taking a few minutes to make space now can save

2015 Housing Predictions: What They Mean To You

Many people, Buyers and Sellers alike want to know what the housing market is going to do in 2015. Realtor.com has just released their 2015 Forecast, and here are the main things you need to know, broken down into simple terms:

Top 5 Housing Predictions for 2015

1. Millennials Will Purchase More Homes: Defined “adult Millennials” are those who are 18 to 35 years old. Both population and households have grown at a slightly higher pace in 2014 and this trend will continue in 2015 with modest improvement over this year’s increases. Households headed by millennials will see significant growth as a reflection of economic gains. They will account for 65% of first time homebuyer sales in 2015.

2. Existing home sales will increase +8%: Existing home sales will grow as more buyers enter the market motivated by a clear belief that both rates and prices will continue to rise. The increase in home sales year-over-year will be similar to 2012, but this time the composition of properties sold will be more normal with minimal levels of distressed properties. If you’ve been on the fence about buying, you may want to do so now before we see that 8% increase begin.

3. Home prices will gain +4 to 5%: Low inventory levels and demand driven by improved employment opportunities will push home prices up next year. Many Sellers are waiting to see how much prices will increase in our area before they list their homes. However, keep in mind, if you are selling, and then buying another home with a new mortgage, it may be smarter not to wait for a 4% increase because interest rates are expected to rise, and you’ll lose more by having a higher interest rate on the new loan that you would earn by waiting for your home’s value to increase 4%.

4. Mortgage rates will end the year at 5%: Mortgage rates will increase in the middle of 2015, as the Federal Reserve increases its target rate by at least 50 basis points before the end of the year. Thirty year fixed rate mortgages will reach 5 percent by the end of 2015. One year adjustable rate mortgages (ARMs) will rise minimally. Lower ARM interest rates will influence an uptick in buyer interest for adjustable and hybrid mortgages. While still at historic lows, rate increases will affect housing affordability for first-timers trying to break into the housing market and will be another factor pushing them to less expensive locales.

5. Home affordability will decrease 5-10%: Affordability will decline in 2015 by 5-10%, based on home price appreciation and increasing mortgage interest rates. This decline will be somewhat offset by increasing incomes. When considering historical norms, housing affordability will continue to remain strong next year.

If you are waiting to buy a home – don’t wait! Prices will increase and interest rates will go up. The days of tons of foreclosures are gone.

If you are waiting to sell your home, but have to buy a home too, don’t wait, prices and interest rates (over a 15 or 30 year loan) will go up significantly and will negate any amount you’d hope to save by a 4% price increase. You are better to list now while inventory is low, get a great price on your home, but also take advantage of lower interest rates (currently in the 3-4% range depending on your credit score).
