There are many financial and personal
reasons
why you
should own your own home rather than rent. 
The obvious reasons include pride of ownership, building your own equity

One of the most overlooked reasons for owning a home is the freedom you
get once you have achieved this major goal in life. Many first-time homebuyers find that once
they have bought a house, many other aspects of their personal life seem to
fall in place. The security and piece of
mind that come with home ownership is a great accomplishment in many people’s
lives, and once they have overcome the obstacles, they find that other goals
they had set out to achieve become much easier to attain.

 

There is a great sense of belonging to the community once you own a
home. You begin to feel more attached to
the city and its people. You will find

involved with community events - what
is happening with the schools, roads and shopping centers in your area. Some new homeowners find themselves getting
into local politics in order to create better surroundings, which is something

Home ownership is a strong anchor for
your life.
You have something that represents a strong
commitment and a sense of stability. 
Again, the aspect of freedom comes up - you won’t have to worry about a
landlord telling you it is time for you to move, your children won’t have to
worry about whether they will have to change schools, and you are blessed with
the ability to plan for the future.



By owning a home, you will find yourself in more
control of your immediate surroundings. 
You can change things and decorate to your tastes, and not be limited by
the standards of a landlord. You do not
have to seek someone else’s approval if you decide to remodel or alter the
landscaping. Your home truly is your
castle.

 

If you have children, you will find that they feel more
secure when coming home to a house that is not owned by someone else. There are no worries that they will be
suddenly forced to change schools and reestablish their lives at the decision
of someone else. You can also get to
know your neighbors, and if they have children, lifelong friendships can be
formed because everyone knows that they will be around each other for years and
years.

 

One final aspect that cannot be
overlooked
is the
pride that you feel when you own your own home. 
You have proven to yourself that you can achieve monumental goals and
can give your family the security it needs to move forward in life. Once you have built up equity in your first
home, you can leverage your equity to purchase a nicer home later.

As you move, there is an upward path and a downward path - either will cause you to grow. The ego will say there is only one right path - the soul knows that everything is exactly what you need in the moment to grow and that everything is your teacher. For me, I say follow what feels right and do what you must to make things happen... because your life is not a dress rehearsal - this is it!
 
You may feel a bit impulsive or spontaneous - that's ok because it's what you need to shake up your status quo. Just set your intention for what you really want - including for your business - then be ready to follow through on what shows up.
 
It's a powerhouse day... consciously use the energy to create what you really want in your life and business. Wahooo! (I woke up thinking I want to put together a 'Do Day' retreat where you can sit down and actually DO what your business needs in an energized environment surrounded by other entrepreneurs doing their thing... what do you think? GREAT NEWS! FHA monthly mortgage insurance has dropped .5% !


Great news from HUD.

Beginning on January 26, 2015, FHA Monthly Mortgage Insurance premium is being lowered by .5%.

This will result in lower Mortgage Insurance payments for the consumer, in turn, resulting in lower Monthly Mortgage Payments.

Here are two examples:

1.

$300,000 Loan Amount
3.5% - 4.99% down payment
FHA mortgage insurance Factor: OLD- MI factor = 1.35%
                                                                           Monthly MI payment = $337.50
                                                           
NEW
- MI factor = .85%
                                                                           Monthly MI payment = $212.50

2.

$300,000 Loan Amount
min 5% down payment
FHA Mortgage insurance factor: OLD- MI factor = 1.30%
                                                                           Monthly MI Payment = $325
                                                           
NEW
- MI factor = .80%
                                                                           Monthly MI payment = $200

As you can see, per this example, the borrower could now save $125/mo on FHA monthly mortgage insurance!

HAPPY NEW YEAR

2014 will be known as the year that the real estate market steadied its pace. Overall, the gains in prices and sales were modest when compared to other years, and while sales may have flattened in the fourth quarter, the year as a whole rewarded us with an easy climb to a healthier and more stable market.  Healthy and stable is sustainable for the long term and we’ll take it!

Real estate markets are local so to determine exactly how your community fared in 2014, look to the graph or ask me.  I can explain how pricing, inventory and recent sales in your area impacted your market.

Of course the one question everyone wants answered is what will happen to real estate in 2015. Some economists and industry watchers claim that job growth and the overall economy, both key factors that affect the housing industry, are poised for expansion in the coming year. Additionally, with recent price appreciation, and greater home equity, some are predicting that more home sellers will be entering the market.  We’ve also heard that economic job growth may be slow or stagnant. 

While opinions and forecasts vary, the reality is, real estate remains an investment that can bring long-term gain.  With proper planning, a home purchase has historically proven to be one of the strongest investments one can make. So despite any predictions about the market being up or down, flattening or rising, I know that there is great value in owning real estate and I remain positive that we will continue to see improvement in 2015.
